Lots of Money?  Construction knowledge?  WE BUY HOUSES signs to put on every street corner? Cash to buy a sweet deal at an auction? The answer to all of the above is NOT NECESSARILY.  &lt;br /&gt;&lt;br /&gt;While the days of stated income -which allowed anyone with a pulse to get a mortgage- are over, there are still opportunities to become an investor without having 20% down and years of experience. One of the best places to be right now, is as an apartment dweller/renter/living with parents, etc.  SERIOUSLY!  If you have a steady source of income (most likely in the form of a j-o-b), a modest savings (about 5% of the purchase price for Down Payment &amp; closing costs), decent credit, an good idea of your budget, and plan to stay in your next home for at least 3 years-you're off to a great start. With the help of an agent with an investment mindset (I happen to know a great one) you can begin your career as an investor and have someone coach you along the way-FOR FREE! &lt;br /&gt;&lt;br /&gt;What's the first step-- MAKE YOUR MOVE!  One of the worst mistakes you can make is to wait until "we hit the bottom of the market."  FYI, you only know when the market hits bottom by the fact that prices are now INCREASING-then you've missed the bottom. Prices are great right now, sellers are motivated, and the government is GIVING you money to get started (if you qualify). Also--waiting for interest rates to decrease or waiting to save 20% down while paying $800/mo ($4800/yr) in rent isn't the wisest idea for many people either.  &lt;br /&gt;&lt;br /&gt;Once you know you're ready to quit thinking and start doing, you should consider that an investment mindset can be entirely different from the average homeowner.  Many homeowners buy a home that makes them happy and fits their needs.  An investor buys a home thinking about the probability of profitability.  Some things to consider are future values, current cash flow (or potential cash flow), future rents, current equity (or potential sweat equity).  A qualified real estate professional can help you determine some of these facets. &lt;br /&gt;&lt;br /&gt;For example, a duplex might not be appealing to the average home buyer, but if you're looking for investment potential, you can make sense of a home as seen in the following example:&lt;br /&gt;&lt;br /&gt;Purchase Price- $75000&lt;br /&gt;(Min) Down Payment-$2625, Loan Amount- $72375&lt;br /&gt;at 5% interest on a 30 year note, your payments will be close to $388.52. (not including taxes and insurance-with an estimate of $1000 each, this brings payments to $555.19).  &lt;br /&gt;&lt;br /&gt;On this particular example, each 2bdrm/1bath unit currently rents for $550.  If you live in one side, you can possibly get FHA financing (which allows the lower down payment) and the tax credit- and get $550 from your neighbor-bringing your monthly mortgage payment to.... &lt;span style="font-weight:bold;"&gt;$5.19!!!!! &lt;/span&gt;. &lt;br /&gt;&lt;br /&gt;Then, after your minimum of 3 years (if you take the tax credit) of living here, you can decide to rent out your side, hire a management company if you would rather not be a landlord, and make 205% Return on your investment- NOT COUNTING THE $8000! -with a low risk asset and little work, you can be on your way to building a real estate portfolio.  &lt;br /&gt;&lt;br /&gt;&lt;span style="font-style:italic;"&gt;If you prefer to live in a single family home, then you can do the same thing with a detached garage apartment, guest house, or basement apartment without sharing the same building.  &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;This is just one example of how you can get started in Real Estate investments by taking advantage of today's opportunities. Soft home prices, affordable financing conditions as well as the government’s tax break targeted at the housing market have contributed to providing the much needed boost to the housing market. Solid gains in home sale activity helps to pare down inventory to a healthier level, which in turn will likely bring more stability to home prices.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;The most recent Federal Reserve meeting indicated a more positive outlook about our economic condition as they pointed to plans to reel in emergency programs.  Mortgage rates, which have hovered around 5 percent for most of 2009, are starting to climb again. Economists expect these unprecedented rates to go back up as Fed’s program to purchase mortgage-backed securities expires in March and private investors are demanding higher returns.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;According to Nar 2009 President Charles McMillan, “Even with price declines in recent years, the typical home seller saw their equity increase 27 percent.”  NAR’s most recent Home Buyers and Sellers survey reported that 87 percent of survey respondents consider their home a good investment, and more than half see it as a better investment than stocks. This indicates that Americans still see homeownership as a source of steady long-term wealth accumulation.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;Employment will continue to be closely watched and steps on the road to recovery will likely continue to come one-by-one.  Although concerns remain, many experts are hopeful of a brighter year in 2010.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;The Housing Market&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;Existing Home Sales - Up 44% from last year&lt;br /&gt;&lt;br /&gt;    *&lt;br /&gt;&lt;br /&gt;      Existing home sales surged a record-breaking 44 percent from a year ago, the highest annual gain since NAR started tracking the data in 1999. The strong gain can be attributed to first-time buyers who accounted for 51 percent of all home sales, the highest on record dating back to 1981, as they rushed to beat the deadline for the first-time buyer tax credit that was due to expire November 30. The previous high was 44 percent in 1991. Sales activity is at the highest level since February 2007 when it reached 6.55 million.&lt;br /&gt;&lt;br /&gt;Median Home Price - Very favorable&lt;br /&gt;&lt;br /&gt;    *&lt;br /&gt;&lt;br /&gt;      Low home prices continue to add the extra boost to home sales. Existing-home price was $172,600 in November, 5 percent higher from its low in January. While still 4.3 percent down from a year ago, it is the smallest decline in two years. Distressed properties, which accounted for 33 percent of all transactions in November, continue to hold down the median home price, as they typically sell for 15 to 20 percent less than traditional homes.&lt;br /&gt;&lt;br /&gt;Inventory - Lowest level in almost 3 years&lt;br /&gt;&lt;br /&gt;    *&lt;br /&gt;&lt;br /&gt;      The supply of homes is now at the lowest level in almost three years. The supply of existing homes for sale at the end of November declined 1.3 percent to 3.52 million, representing a 6.5-month supply at the current sales pace, down from a seven-month supply in October.  Generally, a six-month supply is considered balanced. Compared to a year ago, there are now 15 percent fewer homes on the market.&lt;br /&gt;&lt;br /&gt;Mortgage Rates – Inching Up&lt;br /&gt;&lt;br /&gt;    *&lt;br /&gt;&lt;br /&gt;      Mortgage rates have begun to inch back up as government support runs its course and interest rates rise. On December 24, the average 30-year fixed-rate mortgage was 5.05 percent, the first time it has gone above 5 percent since the end of October. According to Amy Crews Cutts, deputy chief economist at Freddie Mac, “Extraordinary resources have been put into keeping the rates down and supporting the mortgage market, and it’s hard to imagine that the rates can go much lower than they are.”&lt;br /&gt;&lt;br /&gt;Affordability – Best since 1970s&lt;br /&gt;&lt;br /&gt;    *&lt;br /&gt;&lt;br /&gt;      Affordability continues to be at a record level thanks to unprecedented interest rates, low home prices, as well as the first-time buyer tax credit. So far this year, the home price-to-income ratio has fallen well below the historical average of 25 percent. Access to home energy retrofit information&lt;br /&gt;   2. 2. Access to financing for retrofits&lt;br /&gt;   3. 3. Access to trained professionals to perform the retrofit&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;The goal of the imitative is to create more energy efficiency in homes to benefit the country’s energy consumption. Retrofits include but are not limited to energy efficient heating, cooling, and water systems, insulation, roofing, flooring, windows, and solar panels. &lt;br /&gt;&lt;br /&gt;Source: National Association of Realtors&lt;br /&gt;&lt;br /&gt;Cash for "Clunky" Appliances&lt;br /&gt;&lt;br /&gt;In efforts to vamp up energy efficiency, the federal government is implementing a rebate program for appliances. People can swap in their old appliances for new energy-efficient ones, saving electricity and saving on monthly bills. &lt;br /&gt;&lt;br /&gt;A 20-year-old fridge can use three times as much energy as a new Energy Star-approved fridge. The age of your appliances impact your actual savings, so check into it before purchasing.&lt;br /&gt;&lt;br /&gt;Important things to know:&lt;br /&gt;&lt;br /&gt;   1. 1. Plans vary by state. Check out energysavers.gov for details.&lt;br /&gt;   2. 2. Buy before it ends. Like the car rebate program Cash for Clunkers, this program has a set amount of federal money allocated to it. Once the $300 million is gone, the program will likely end. It is expected to run out quickly.&lt;br /&gt;&lt;br /&gt;Source: The Associated Press&lt;br /&gt;&lt;br /&gt;Government Calls for Increased Lending by Banks&lt;br /&gt;&lt;br /&gt;According to the FDIC, lending has fallen for five consecutive quarters – even though banks have become profitable again and have started to repay government loans. Banks lent $600 billion less from September 2008 to September 2009, representing a 7 percent decline. Banks site a lack of qualified borrowers as the primary reason and point to the trend of decreased borrowing during recessions.&lt;br /&gt;&lt;br /&gt;The goals of banks and the government appear to be in line now with each bank representative talking about getting aggressive with small business lending over the next year. Goals for 2010 small business lending include $5 billion for Bank of America and $4 billion for Chase. &lt;br /&gt;&lt;br /&gt;As banks continue to be profitable, they can be expected to use the proceeds to repay the government as well as increase their efforts to make good loans. Small business owners should expect an increase in the amount of loans available during  2010 compared to 2009. If it’s too small, you’ll feel cramped and uncomfortable. It’s a big investment, so seek balance and buy it “right” from the outset.&lt;br /&gt;   2. 2. Purchase ENERGY STAR appliances such as your TV, dishwasher, washer and dyer, and microwave.  And especially the refrigerator, as it alone contributes about 10 percent of the energy use in a home. Also, unplug electronics not in use or turn off power strips to avoid phantom charges.&lt;br /&gt;   3. 3. Install efficient lighting such as compact fluorescent (CLF) or LED bulbs in every fixture. Lighting accounts for about 6 percent of an energy bill each year.&lt;br /&gt;   4. 4. Get an energy audit and have tests performed to identify ways of improving your efficiency. You can always upgrade your heating, ventilation, and air conditioning (HVAC) system as well as your thermal envelope, which includes insulation, windows, and doors and the seals or weather-stripping around them. Take an inventory of your personal property. Document this inventory with a videotape or photographs. Store the information, and any other important documents, in a safe deposit box.&lt;br /&gt;&lt;br /&gt;    * Make sure adult family members know how to shut off water and call a plumber if needed.&lt;br /&gt;    * Insulate pipes, especially those close to outside walls, in attics or crawl spaces where the chance of freezing is greatest. If you have an outside electrical water pump, don't forget to insulate it as well.&lt;br /&gt;    * Wrap pipes with heat tape.&lt;br /&gt;    * Seal leaks surrounding or near pipes.&lt;br /&gt;    * Remember to bring garden hoses in and turn off and drain water to outdoor spigots at the cutoff valve.&lt;br /&gt;    * If you have an outdoor pool or spa, check with the manufacturer on how to protect it from freezing. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;During a cold spell:&lt;br /&gt;&lt;br /&gt;    * Keep heat at 55° F. or higher.&lt;br /&gt;    * Turn on both hot and cold faucets near outside walls to allow a small trickle of water to run during the night and, if seldom used, during extremely cold days as well.&lt;br /&gt;    * Keep sink cabinet doors open to allow more heat to circulate around pipes underneath, particularly if located near exterior walls.&lt;br /&gt;    * If you need to be away from home, leave the heat on or drain your water system before you go. Ask someone to check your house daily. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If your pipes freeze:&lt;br /&gt;&lt;br /&gt;    * Open all faucets.&lt;br /&gt;    * Remove insulation and wrap pipes in rags. If possible, pour hot water over pipes, starting where exposure to the cold is greatest. If that doesn't thaw them, call your plumber. Don't try to thaw pipes with an open flame of any kind. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If your pipes burst:&lt;br /&gt;&lt;br /&gt;    * Shut off the water immediately to prevent additional damage.&lt;br /&gt;    * Take proper precautions to avoid an electrical shock from being in or near standing water.&lt;br /&gt;    * Call your plumber.&lt;br /&gt;    * Take an inventory of any damaged property or possessions. From first time buyers just jumping into the world of homeownership, to repeat buyers that are making a move for possibly similar reasons, but have experiences-good and bad-of their prior real estate transactions.  &lt;br /&gt;&lt;br /&gt;One thing I love about my job is being able to guide my buyers through the process.  Along the way, I get some very interesting questions, and I welcome even the tricky ones that challenge me to do additional research and get some answers.  I also notice that while most people have had a real estate experience in one way or another (most of us live in houses, right?), many people are overwhelmed or have some misconceptions about the basic steps of buying a home.  &lt;br /&gt;&lt;br /&gt;No worries.  That's what I'm here for.  I love it when my super successful clients say "this is probably a dumb question, but what is preapproval?, earnest money?, contingency?, shortsale?, etc." On the contrary, I think those are very important questions, and while I couldn't tell you anything about civil engineering, tax codes, how a car works, or what a PPO is, I do know Real Estate- that's what I've been educated to help you with. Simply buying right-at or below value- can be a successful way to invest.  Shelter is a primary need for all of us, but it can also be a wealth building vehicle.  I'm not talking about flipping houses or buying houses at the auction steps (you have to have all cash for that). You can start by simply timing the market (HINT HINT- now is the bottom, or super close).  Buying now can build instant equity, and is more possible than you think. &lt;br /&gt;&lt;br /&gt;Some financial experts have stated that your home should not be your only investment. I see some truth in that statement; however, as a young professional, just beginning your working life, you may not have loads of money in stocks, gold bars stacked up in your closet, or a sizable savings.  Your new career may offer you benefits that can suppliment your retirement one day, but the balance in the account is probably not something to bank on.  What you do have-right now- is opportunity.  &lt;br /&gt;&lt;br /&gt;Right now, the government is PAYING you to buy a homes.  That's right, up to $8000.  Also, your less than desirable start up salary can actually be a good thing.  Local community agencies offer sweet incentives for home buyers that qualify for a first mortgage, but may not have closing costs.  One such local incentive can come in the form of a $20,000 second mortgage that can pay closing costs and touts a &lt;strong&gt;2%&lt;/strong&gt; interest rate to boot.  What does this mean to you?  It means that here in Chattanooga, buying can possibly be cheaper than renting, and the savings acquire can be used to pay down your principal balance (The amount of your loan without interest), creating equity. &lt;br /&gt;&lt;br /&gt;If you're still on the fence, maybe you're thinking that prices will continue to drop.  They may, but you won't know it until they rise again. Another factor that is sure to make a difference is the cost of credit. On top of tax credits and incentives, interest rates are still at all time lows.  Just a couple of years ago, the average interest rate was 7.5%. That means a $150,000 house payment was around $1048.82.  That same house can be bought for $851.68/mo with a 5.5% rate. That's almost $2400 per year that you save.  &lt;br /&gt;&lt;br /&gt;So what are you waiting for?  Prices are great, (isn't that a perfect sign to invest-buy low?), there are plenty of options on the market, and the government and banks are practically giving money away to homebuyers.  If you plan to stay in your community for the next three years, you have steady income, and you're ready to lay the foundation for your future through smart real estate purchase(s), then speak with a Real Estate professional that can show you how to buy smart and secure a safe investment for your future. (You can sell later or rent for long term wealth potential).
